Challenge
A fast-growing SFR operator needed maintenance to scale without becoming a distraction
Darwin Homes is a single-family rental property manager with more than 10,000 properties under management nationwide, built around proprietary software and centralized operations. In 2023, Darwin's leadership identified maintenance as one of its largest controllable costs and one of the most visible factors in a resident's decision to renew.
At the same time, Darwin was focused on building a best-in-class property management platform — not a maintenance tool. The team needed a partner that could take on repair and maintenance operations end to end, without pulling engineering and operating resources away from Darwin's core product.
“We want to be the very best at what we do. That means building a best-in-class tech stack and operating model for property management. For everything else, we're eager to build partnerships and avoid trying to solve problems someone else has already addressed.”
— Rich Bowen, COO, Darwin Homes
Solution
A plug-and-play maintenance program built on national scale
Darwin partnered with Lessen for a comprehensive, technology-enabled maintenance program that combined automation, operational support, and vendor coverage already proven across millions of work orders nationwide. Lessen's API-enabled platform let Darwin integrate and go live within weeks, with automated intake, triage, dispatch, and real-time updates, plus centralized photo, invoice, and performance data.
Darwin's markets overlapped heavily with metros where Lessen already had deep vendor density — including Atlanta, Phoenix, Tampa, Austin, Chicago, Dallas, Denver, Houston, Jacksonville, Las Vegas, Minneapolis, Nashville, Orlando, San Antonio, and Seattle. That overlap gave Darwin access to competitive pricing, faster service, and thousands of vetted technicians without building out its own regional vendor network.
“With Lessen, we have a partner who could match our geographic footprint and help us scale consistently. Their vendor coverage in our major markets gave us access to better pricing and service without having to build out regional teams or new infrastructure internally.”
— Ryan Broderick, CEO and Co-Founder, Darwin Homes
Results
Darwin began working with Lessen in August 2023. Within a month, smarter triage, vendor accountability, and platform-driven insights were already producing measurable savings:
- 38% lower average cost per work order vs. Darwin's other vendors
- 24% lower average cost per home vs. Darwin's other vendors
- 18% combined savings from work order avoidance, resident-responsibility identification, and warranty adherence
- 1,000+ work orders handled per month, at a 6-day median time to completion, within Lessen's first month live
“With Lessen, we were able to take a more proactive, data-driven approach to maintenance. We saw results quickly — from fewer unnecessary work orders to better control over vendor costs — and those efficiencies have held up at scale. It's been a big step forward in how we manage both our margins and the resident experience.”
— Rich Bowen, COO, Darwin Homes
Darwin didn't just reduce costs — it raised the bar for what a streamlined, tech-enabled maintenance program looks like in the SFR sector, gaining full visibility across its portfolio and a maintenance model built to support long-term growth.
